Hello,

I am currently facing the same decision, in my approval the completed residential unit is indeed present in the floor plan, but I only had it approved as a single-family house. However, since my mother-in-law is moving in for an unknown period, I would design or build this area right away with a closed door and separate entrance...

According to the energy consultant, I could apply for loan 153 twice like this...

Would KfW accept this, or do you first have to submit a plan to the building authority in which I get approval for a second completed residential unit...

It is purely for private use and will not be rented out, as I do not want to create an additional parking space..

Your energy consultant decides that. He says there are 2 residential units, so apply for 2 residential units.

In general, a kitchen connection and a bathroom/WC should be available for the 2nd residential unit.

All connections are available.. living space, private entrance, kitchen connections, small bathroom, and lockable door to the rest of the single-family house..

My only question is whether I still have to submit this to the building authority in writing or if the energy consultant decides and thus his statement counts

For example, I did not do that. However, your energy consultant knows more about that and should be the first point of contact.

I would communicate it to the building authority.
I know a new development area in Hessen with a similar problem. Almost all houses were applied for and approved by the building authority with only one residential unit. However, 2 to 3 residential units were built and KFW funding was applied for these. The municipality found out and now there is huge trouble. The families suddenly have to create up to 6(!) parking spaces (3 residential units), which is partly not possible... One penalty follows the other...

In my opinion, you should ALWAYS play with open cards. If you cannot meet the requirements for the 2nd residential unit, then you simply don't build one.

yes, if I had known that beforehand, I would have submitted the plan like that... nothing changes about the house or floor plan.. I definitely meet the conditions.. it's just that now a draft would have to be made stating the completed residential unit..
