Oh, a flat roof! Well, why didn't you say so :D. Sure, they sometimes don't last long, and if the house was built cheaply, something like that can quickly need repairs. But otherwise, I wouldn't worry here as long as no other tampering has been done on the house. I don't see a spotted facade as a problem at first. Or what problem is supposed to be suspected? Which region is that in? The price is not too bad.

It is BW. The reserve of 100 euros/month I find somewhat high, but in the end it is not lost money, you get something for it (the items are repaired and maintained).

The interesting questions would be:
- Why has the levy been increased so much in recent years? What is coming up?
- Was the roof completely renovated or only repaired?

I have a similar case where the roof renovation now costs around 600k€ for 2 out of 4 houses. That is about 20k€ per apartment. The other two roofs have not been touched yet because they are not leaking so far. However, the manufacturing defect is also present there.

What happens after 10 years? Should the apartment then be sold again, or kept and rented out in the long term? If selling is the plan, I would think about it carefully. The incidental purchase costs will also be around 30-50k€. My observation in the southern Stuttgart metropolitan area is that purchase prices tend to stagnate at a high level or rise less sharply than in other parts of the country. But I can’t say why...

For an apartment that is about 20 years old and is intended to be lived in for about 10 years, I would definitely redo the electrical system.

Renew electrical wiring that is 20 years old? Isn't that a bit early?

Our apartment still has the electrical system from 1978 - it works perfectly. No matter how many devices I turn on. No drops or anything like that.

We are currently renovating our 20-year-old house and would never touch the electrical system.
