Yes, the plan is of course not optimized and the windows and doors are certainly not all in the right place, it was just about the room layout ;)

Have you had the construction service description checked? Or at least read and reviewed it thoroughly multiple times yourself?

Something quite bold: Move the kitchen wall towards the utility room further down so that the utility room becomes a bit bigger. This will make access to the utility room somewhat more "straightforward," and in the larger utility room you move your laundry room from the upper floor. The dryer can be placed above the washing machine; there are pretty cool systems for that and it saves some space. Then you can set up the office that is lost on the ground floor upstairs. The cooking/living/dining area is really spacious; taking off 2-3 sqm from that you almost won’t notice. Extend the pantry to the door in the hallway and reduce some of its "depth." When you come down the stairs, you almost stand in front of a wall; I estimate that’s about 90-100 cm from the first stair step to the pantry wall? That’s why I would extend the pantry in depth as mentioned and make it narrower. The fireplace (freestanding, masonry?) then down at the pantry wall. For the dining room, use an extendable table; you don’t want to have 12 chairs always ready, or do you? Otherwise, it’s pretty cluttered and the room looks noticeably smaller. These are all just suggestions; in the end, you have to be able to live with it :)

How expensive is the item "fireplace" in the offer, and what is included? How expensive should the venetian blinds be? Construction prices may be somewhat lower in the East, but material is not free there either. How many sockets are planned in the kitchen and in the bedrooms? Be careful that the currently cheap offer does not backfire on you.

We did not have it checked externally, but we proceeded as follows: we obtained an initial offer from Company A and presented it to Company B. Company B are “acquaintances” of mine and then created an identical offer and informed us of all the pitfalls, which they then integrated into their own offer (disposal of excavated soil, preparation of internal development, stormwater infiltration shafts, etc.).


The chimney should amount to about 7000 euros including everything (incl. roof exit, etc., of course without the stove).
Raffstores are budgeted at about 14000 euros.
For the electrical installation, 15000 euros are calculated; since the trade will be contracted externally, we still have to meet with the electrician to plan everything in detail. It will also not be KNX or similar.
We have another appointment with the company next week and still have to change/discuss some points.
