Is construction financing possible? Please provide assessments.

No, that is absolutely not true (anymore). Actually, the total 2500/sqm is fixed. Because Bavaria is more expensive (north-south gradient!) It can't all be as cheap as the Allgäu ;) Would you also like to address the questions regarding children?

Yes, of course I'll do that, we have a son (3) and another child is planned but with a maximum of one year parental leave. My wife has also been working part-time for 2 years, from which maybe 300 euros would be missing, but I could compensate for that again since I am currently working at 90 percent for a large corporation.

I believe the subsidies from the KfW are only available if a professional company carries out the work, or am I mistaken?

I also keep hearing stories like that.
For us, despite a lot of personal contribution, it was not nearly that cheap, but we also didn’t do anything off the books. That makes a 50% difference with VAT and income tax.
Maybe that’s why.

The KfW amount was not initially positively considered at the maximum loan amount (or rather mentally deducted).
So it was not relevant for the amount of the mortgage nor really for the maximum possible amount.
When the energy consultant gave the okay, it was then directly deducted from the loan amount.

You should have mentioned the €200,000 from the parents-in-law right away. That obviously makes a huge difference whether you need 700k or only 500k. Also, the fact that there is already one child helps enormously. The project becomes much more realistic this way.
I would wait for the offers, and then the bank will have an opinion on it.

By chance, I have just received an offer for a basement with shell construction. So without the roof and so on.

With everything included, including 300 hours of foreman work, we would be at 196,000 euros for filled exterior stones for KfW 40. If I don’t have the upper floor ceiling concreted as planned, the price will be reduced by about 12,000 euros.
Basement excavation was set at a flat rate of 15,000 euros.

Is that a good price?
