My brother-in-law built last year in the same development area with about 220 sqm of living space and 150 sqm of basement and comes to about 350,000 euros with KfW 55 with a lot of personal contribution.
I also keep hearing stories like that.
For us, despite a lot of personal contribution, it was not nearly that cheap, but we also didn’t do anything off the books. That makes a 50% difference with VAT and income tax.
Maybe that’s why.
The KfW amount was not initially positively considered at the maximum loan amount (or rather mentally deducted).
So it was not relevant for the amount of the mortgage nor really for the maximum possible amount.
When the energy consultant gave the okay, it was then directly deducted from the loan amount.
You should have mentioned the €200,000 from the parents-in-law right away. That obviously makes a huge difference whether you need 700k or only 500k. Also, the fact that there is already one child helps enormously. The project becomes much more realistic this way.
I would wait for the offers, and then the bank will have an opinion on it.
