Planned financing land + single-family house 2022/2023 - Are the framework conditions suitable?

That is also my concern, hence this thread to be able to ask the "experts" here. We are willing to make compromises (no basement, fewer sqm ...) if it doesn't fit, and I already had Osnabruecker's suggestion in mind to buy the land without a loan. But at least we have to buy it, when the house construction then begins is up to us (after 3 years the shell must be standing, that is what the municipality stipulates). If the house construction only starts in 2024, it would therefore not be a disaster; until then we would try to save as much as possible.

So the future values sound good, the current status is rather too tight or not feasible. You should definitely take a close look at where you can still save something. But what might also be an important issue is, do you know if the plots of land have a building obligation within a certain time frame? If this is not the case, it might possibly be better to save up for the land first, buy it, and then think about building in 2-5 years!?

Thank you! :) Our posts just overlapped. The municipality stipulates that the shell construction must be standing three years after the purchase of the plot and the finished house including garden and carport/garage must be completed within 5 years from the purchase date of the plot – so in that respect, we would already have a certain buffer. That would be approximately summer 2025 for the shell construction and summer 2027 for completion, assuming the roughly planned sale date of summer 2022 is maintained.

Also getting a response from a banker for once. Currently, building a house is a bit too much. With the planned salary increases, etc., it will work well. So no stress at all. Buying land is of course already possible with the income.

That sounds good, thank you! :) I also see starting to build a house in 2022 as unrealistic; we want to take our time and save up – I think it will look better towards the end of 2023. :)

I don’t see it that way.
Including ancillary costs, the plot of land is at 100k.
The OP has not yet stated the targeted size, but a moderate house (160 m2 without basement) will be, including ancillary costs and personal labor, under / around 400k.
