Is a development plan required for obtaining offers?

Ah yes, all clear, that’s definitely a good hint, I don’t think any of us would have thought further about that. He said he’ll do it in a different format. Oh, regarding the ideas to build the garage in the front, there could be a problem. Directly opposite the street is a forest and a tree-fall boundary must be observed because of that. It is supposed to be at about 16 m. You can probably orient yourself by the neighbor’s garage there. I’m attaching the picture again where you can see it.

Ok, at 12m it gets more difficult, since 3m would probably have to be deducted for the neighboring property. That leaves 9m, and if you would then like to have a garage at the front, it becomes more difficult. But well, the double garage diagonally along the front boundary and the house either behind it or the entrance, for example, to the left of the double garage... Or just the garage below and another floor on top. What I would not be sure about at first is how exactly you could design the access next to the garage.

So something is certainly possible, but you would probably be better off with an architect.

Well, not so bad. After all, you do have the beautiful trees for that. The boundaries would of course be important for the planning: back, front, sides - everywhere. :)

What was decided? The amendment of the land use plan, the establishment of a development plan, or the expansion of the inner area, or...?

I don’t think the municipality still wants to establish a development plan here. I think that the property is buildable according to §34 of the Building Code from now on. Or did anyone say what else needs to happen for it to become building land?

I don’t want to sow discord among the siblings, but it looks like only your brother discussed the new boundary line with the survey office. Considering the planned development, the boundary line could have been somewhat fairer. But well, you shouldn’t look a gift horse in the mouth... The property is big enough to fulfill many wishes. However, if there are still negotiation possibilities with your brother, I would place the double garage on the south-western boundary, the house parallel with a one-meter gap to the north-eastern boundary, and as far west as possible (see #26). For this, your brother would have to take over part of your setback area on his property.
