Is a development plan required for obtaining offers?

Yes, thanks! :) We are aware that we can consider ourselves very lucky indeed! Definitely, we already have a few brochures, but we would like to visit local companies in person.. but in that case, we'd rather wait a bit longer..

I would still order all the brochures so that I get an idea of what I want.

We have actually already drawn a completely finished floor plan based on the measurements from the surveying office and the site plan. Therefore, I wanted to approach companies as soon as possible to find out if it is really feasible the way we imagine it. Unfortunately, I was probably a bit too impatient about it, too bad :D



Yes, I already have some lying around at home. The problem is that the companies we have looked at so far don’t have brochures, only online examples and model houses in the area (it should be a solid house), which isn’t necessarily bad. With prefab house companies, which are not an option for us, it’s somehow a bit easier to get informational material, I have found. But maybe in the next few days we will at least visit the model houses; maybe they have brochures there too. :) And the search for brochures is of course ongoing!

So, of course you can still talk to the building authority again and inquire about what requirements are likely to be made. The floor area ratio should not be a big problem for 2000m², depending on the shape of the property, the distances to neighboring properties might not be either.

The questions about the number of floors remain, but if even 3 full floors were allowed, that would be quite flexible. But here I would at least seek a conversation with the municipality/building authority again to see if there is further information about what is planned to be permitted.

Otherwise, you can of course freely contact companies, they will then tell you whether they can already plan for you like this or if they need further details.

The distances to neighboring plots should not be a problem, there is even a small park between the kindergarten and the plot, and to my brother's place it would be about 20 meters from house to house or even more.



Wow thanks, those are really great tips! I will do it that way and call them directly to ask. Maybe they can actually tell us in advance.
