Is a development plan required for obtaining offers?

So at least I have the floor plan here that we made with the program on the laptop. It might even be clearer than the scribbles in the notebook.
Then I’ll add the approximate measurements and a picture from the Bayernatlas for orientation. The area marked in red is my property, the undeveloped one next to it is my brother’s.
The block sheet I attached is meant to show how we plan the driveway, don’t pay attention to the rest. Hope what we’ve done makes some sense...
The square meters are of course not fixed, it was just roughly our idea for now and overall it would be 160 sqm. It can of course vary in the end. Keep in mind, this is our first draft and no one has looked at it yet. :D

Edit: I should say that we plan to make an open corridor with stairs, a gallery. It’s just hard to represent on the floor plan we think..

Ah, that's something already. You have planned a pretty long street there. That could get quite expensive. The paths are not to be underestimated either. I think I would try to move the house further west and place the carport almost by the street - if necessary freestanding. That way more garden remains in the back and the long lines and paths are shortened.

Feel free to take that as a threat: we'll move your dressing room door, we'll rotate your staircase, and so on :-) You should let it come to a try. At the very least, an image format is more practical here than a PDF. At the beginning, as I said, I even find it better to discuss on the line drawing level. For walls, you can add about 1.0 to 1.2 m to the sum of the room widths in the house width and depth.

But it's so narrow in the front, we're afraid that it won't fit space-wise - that was also our first thought. I have to admit that I'm really bad at estimating sizes. :D I find it hard to imagine.

We would really only have paved the 3 meters width up to the entrance.

By image format, do you really mean the block sheet drawings? Unfortunately, I can only provide those this evening then. Okay wow, I wasn't aware of the widths of the walls, but of course that makes sense. Thanks for that!

13m - The problem is less the width and more the angle. But you can also position the carport diagonally. Don't worry! It can still look great! If your neighbors are relatives(?), would a boundary construction be conceivable? Something like back to back or side by side garages.
