We already have an energetic construction supervision anyway, but he actually only takes care of the KFW stuff / compliance with the requirements in that regard. I have never seen him / heard from him since the contract was signed, I think he just collects his fee and signs something. No idea. It could also be that he is really involved and I just don't hear anything about it. Communication towards the builders is not always a strength of my general contractor.

I am now considering commissioning an expert shortly before acceptance who only accompanies us during the final inspection; maybe he will notice things we don’t see. Now I talked to one on the phone, and it was a somewhat disturbing experience. He somehow seemed very confrontational. He said things like "if you want a smooth acceptance, faleri falera, you are in the wrong place with me." I know he wanted to advertise himself with that, but I just thought "then I really am in the wrong place with you."
I want someone neutral who points out really serious issues to me, but who is also able to say "this is fine" when something is okay. Someone who looks for every little fault on purpose is not in my interest.
Now I am considering whether we should just keep searching or if I should leave it be.

If really serious issues occurred during construction, they are rarely still detectable at the final inspection. Usually, at that point, one mostly sees only cosmetic things that may be bothersome but are not functionally significant. The foundation slab, the end of the shell construction, and after rough installation (before plaster and screed) are more favorable times: Incorrect sealing (execution, material), insufficient slope in wastewater drainage, cheap or even wrong building materials, incorrect laying layers, inadequate sound insulation are indeed worse than some scratches on the marble windowsill and, unlike the latter, are difficult to correct afterwards.

Hello everyone!

I’m joining in with a similar question here, asking for your assessment and recommendation.

According to our construction company, we have to hire a structural engineer/inspection engineer for construction supervision.
It says:
"According to the building regulations of NRW, on-site monitoring by an approved structural engineer/inspection engineer is required."

This service is offered to us for a flat rate of 970 EUR; alternatively, we can commission an inspection structural engineer on our own.

The above flat rate initially sounds "reasonable" and would save us further effort, but I do wonder about the sensibility of commissioning this service directly from the construction company itself.

Is there also a "general recommendation" regarding independent construction supervision when building a prefabricated house?

I would use an independent construction supervisor. Directly from the BU would not be independent. I also believe that this is the requirement.
