Ah, the Bermuda Triangle between Berlin and Potsdam? That doesn't make things any easier. The prices there are already like what I expect to see in the East in 2 years. We are currently building near the eastern Berlin ring. With 170 m2 plus a basement and including the [Grundstück], as of 2019, we are already clearly at a 7 at the beginning (without [Außenanlagen])... however, also with somewhat elevated standards.

How can one tell an unskilled laborer apart from a trainee or a Polish journeyman? I cannot understand this statement. If you can't pay much, then you have to expect that not everyone crawling around the construction site is a trained and well-paid journeyman or master craftsman. Painting and flooring you almost have to do yourself everywhere anyway. But do you really believe a bricklayer will hire you now because you think you can lay bricks better than Ibrahim? By cardboard do you mean drywall? What do you think the walls of the expensive prefabricated house manufacturers consist of?

But I also see it this way, that the building land here behind Spandau is certainly the better capital investment and will probably gain multiple times in value in 30 years.

When we sell in retirement age, all the kids have flown the nest, then the kids have a good foundation. That’s the hypothetical thought.

The land is still not a gift, we are aware of that. We also don’t want to wait long with the land, because, as you mentioned, the value here is rising strongly. Dallgow, Elstal, even Fahrland, etc. Behind the Ring it is still "relatively" cheap.

We are currently activating all channels, meaning we regularly go to the land registry office, ask acquaintances, and use all possible hype where someone can help.

Immoscout is always what nobody wants, what doesn't go away fast enough. We invested twice there and after the soil survey at the land registry office, it was clear why the property has been listed for 2 months. There are often many pollutants in the soil or the sealing is not right. Ergo, lots of soil removal, filling, etc.

300,000 EUR rather unrealistic?

Allkauf Haus has interesting sizes, for example the Life 12. Also Weberhaus has very suitable floor plans. But they will probably also be > 350k.

As a self-employed person, I can deduct the office for tax purposes, which would also be an interesting point.

Phew, originally the thought was 500k all in. Now I slowly hear that even 600k is not necessarily realistic and it’s heading towards 700k all in. Or?

Then you can exclude the timber-framed houses. Solid construction is cheaper anyway. Still, questions remain open, and if you are talking about €2500 warm, €2000 remain for financing. No idea how much money there is with 0 equity at all...

Your strategy is already okay. The location is top, and location is known to be the be-all and end-all. You should also get used to the 7 already. If it gets cheaper later, you'll be happy. We have decided for ourselves not to save money in the "wrong place" because certain things simply cannot be changed later when building a house. Invest the money rather in a larger plot of land instead of a basement. It makes you more flexible, gives more distance to potentially nasty neighbors, and basement and earthworks always carry an unpredictable risk. Make sure the plot, if possible, is without developer/GÜ binding. In Brandenburg, real estate transfer tax is quite expensive. Use the forum here for planning. There is always so much that can still be optimized. But 300k for 180 m2 will almost certainly not be enough for a new build in the end. PS. Familiarize yourself with the topic of drywall construction. A proper 12.5 cm "cardboard wall" will serve you much better than the 11.5 cm interior walls made of aerated concrete often favored by GUs.
