Well. It is currently still overgrown and declared as forest. But it is within the inner district and, like other plots next to it, will be converted into a building plot.

We still have to carry out the conversion into a building plot and the associated compensatory planting. That means whether we leave none or 20 of the 80 trees, the compensatory planting will be done for all 80 trees. In addition, the same amount must be set aside if the first trees do not grow... This, including staking, will cost about €20K. But the 1,447 sqm only cost about €56K. So still affordable.

Long story short, we will plant more trees through compensatory planting than we will stake....

When converting forest land into building land, all trees on the converted property must be replanted as compensation. And no, not on our own property. You have to find a forester who carries out the compensatory planting. That means he plants new trees in his forest area. Of course, you have to pay for this. 80 trees including staking and compensatory planting (depositing the same amount) will cost around €20,000.

In a similar situation? No. You have a plot of land. And everything that has already been paid off from it is your equity. So if you paid for the plot with existing money, you have equity of 120,000€, provided your statement is correct.


Whether 140, 160 or 180 sqm cleaning... then I take the 180, because then I get better into corners.
However, 1400 sqm will have to be maintained by you, and that is already a time-consuming matter – trees also want to be pruned.

Oh I see xD but then it does make a difference whether you leave trees standing on your property or not. Not financially (although: fewer have to be cut down), but for nature.

We will definitely leave some standing. I think between 6-10. And if we leave 10 standing and replant 80, that’s 10 more trees than before.
