Sorry, complaining at a high level. External colleagues are top trained and have no material commitment, no entrepreneurial risk, and only mental effort. Occasionally downtime. When an employee coughs, they drag themselves half-dead into the office. I have no sympathy for that; everyone chose self-employment independently and was not forced. Nobody wants to be employed because you don’t earn the money. Everything has its pros and cons.

No one said that, you just interpreted it that way. I am well aware that daily rate is not the same as net income. However, it is like gross income or, for freelancers, revenue. That there are provisions, possible agent fees, etc. deducted should be clear to everyone. But rightly, enough remains. Many freelancers have other scope for design and calculate themselves poor for the tax authorities. That usually pays off in financing. Then the banks are to blame again. And regarding the topic of TE in Munich. The daycare costs, rents, etc., also affect employees. Maybe they have to pay less because of their income, but I also do not perceive that as unfair. Who takes care of us or drives the bus to work if everyone just becomes a manager(?)

This equivalence is the naive ignorance often shown towards self-employed people. With a longer economically stable self-employment, financing a house is completely unproblematic. Neither the bank nor the borrower has any concerns about that.

How long has the self-employment existed? Normally, banks want to see three annual financial statements. I was once in a similar situation, got rejected repeatedly. The savings bank wanted to do it but with at least 20% equity to reduce the risk.

Same experience, if under 3 years you are considered a startup and with the loan broker you could very clearly see how many of the usual banks were dropped one after another because of exclusion criteria – entirely independent of the financial data.
