Is a 180 sqm house feasible for 300,000 EUR?

Have you ever checked the inventory? You would be much faster in the new house that way.

I would consider that a strong argument in a "make or buy" decision

Where do the newcomers live? - in Munich you need a board-level salary for every tiny apartment.

“You only need to be afraid of the tax authorities in cases of sham self-employment; private health insurance, on the other hand, is a luxury for genuine employees, just like the interposition of a temp agency, if the salary is above the social security threshold. Fixed-term contracts aren’t that big of a hassle either, I know the setups with such project brokers – but no good people participate in those.”

It becomes a bit contradictory:

Anyway, instead of the developers, a meeting with the bank or an intermediary is urgently needed, because I agree with Fummelbrett!’s question that self-employment is always special when it comes to financing.

Especially without equity. I don’t remember who it was, but there was a user here who liked to say that he holds more than one year’s net income in reserves, which also do not go into the house.

Regarding the amount:

The 550,000€ only just works if the land costs less than 100,000€. Are you sure that is possible in your region? I doubt that, even though I don’t know Berlin.

You urgently should find out your maximum financing amount. Not via the internet, but personally at the bank or with a broker.

Ok, all normal. From then on, though, one could have put some surplus aside.

Oh wow!

Since you guys have an exorbitant level anyway, will you ever get realistic?

Well then...

... you should still deal realistically with the values and sizes.

What does the bank say?

How long has the self-employment existed? Normally, banks want to see three years of financial statements. I was once in a similar situation, rejections were pouring in. [Sparkasse] wanted to do it but required at least 20% equity to reduce the risk.

This is also often forgotten by nominal employees.
