It is not "stupid" (what kind of youth word is that???:eek:), but tells you that you should not keep sticking to your misinformation or incorrect knowledge. I wonder if you talk to your realtor like that too. Well, you didn’t. It tended to be an endless loop. … not to forget the thick skin. A discussion about how to distribute 5 sqm of hallway is very poorly placed in the subforum "Contracts".

But not that small after all ;). We have 105 sqm for two people and after 2 years of living here, we are very satisfied with it. We don’t need more, but I didn’t want less either. Our utility room is just under 9 sqm, that’s the only room I would like to have 1 to 2 sqm bigger. But it works like this too, you just have to arrange it efficiently.

:) We have had about 62 sqm for several years, approx. 13 sqm bedroom, 10 sqm bathroom, 2.5 sqm storage, 6 sqm office, 30 sqm living kitchen, no hallway - all rooms open off the kitchen. The only thing that bothers us is that the office is too small and the bathroom has an incredible amount of unused space.... we would preferably like to have 80 sqm (larger office, smaller bathroom plus utility room) max. 100. Did you build "normally" or prefabricated house? What is the general experience here with requests for modifications to the floor plan and so on?

We had it built stone by stone. And we were initially open to both options. But with the prefabricated house, it would have taken at least 1 year longer; the ones considered had over 1 year lead time.
So we had first contact with the general contractor in November 2020, signed the contract in Jan. 21, demolition in April 21, construction started May 21, move-in October 21. It could have been 2 to 3 weeks faster if Corona had not delayed us in between.

Even the debt service alone makes it a luxury to put a dacha on a standard single-family house plot. For that, this plot is about 50% too large. By the way: the "building encumbrance" is, as far as I remember, not yet clarified ...

Electricity + water + gas/district heating we are at (250/m + 3400 + 250/m up to 50m length) Too large, that's true, a smaller one is unfortunately not currently available - or not cheaper. Maybe something will still come on the market. That's right, thanks. I’ll quote directly from the communication with the broker here: " The plot must be developed as a rear building. For this purpose, a building encumbrance has already been registered, which ensures the development. "
