You're right there, but these are more like maximum dimensions. The 5 sqm for the hallway can easily be accommodated.





There should still be enough space for supplies/freezer in the utility room. The rest (tools, tires) goes into the garage.
Most prefabricated house providers plan the utility room at 9 sqm. Our basement + storage room currently total 4 sqm. So storage options should be more than enough.

I'll share a few possible floor plans so you can better imagine it.

Unfortunately, none of them are really optimal because they plan the utility room way too small, with the exception of Hanse Haus.

For example, I personally would rather not plan Heinz von Heiden exactly like that 100%.



I really like the layout of Hanse Haus. But it could certainly be "optimized" – for example, I would probably remove the walls to the open-plan kitchen and make the utility room bigger. Instead of a utility room, there would be the possibility of having stairs to a small/large basement.


We had also already looked at a few tiny houses with a completely different layout, for example.

Can you please explain that in more detail? I (once again ;-) ) find the project delightful and also thought it was great because the house builders are then almost exclusively surrounded by gardens. I like that and I think it's wonderful. My husband and I would have done the same if we had been successful in the search for a plot. I find paying rent unpleasant in most cases (among other things, little influence on the enormously high additional costs) and, in my assessment, it will not become more pleasant in the future.

On many providers' websites you can read "somewhere" how much they charge per meter. I assume you know which provider is responsible for you, so you can research the amount in advance if you wish. To me, your reasons sound very good, and since I have been delighted with your project from the beginning, I have already asked 11ant for an explanation. He always has very good ideas and is extremely competent; the background of his assessment is certainly helpful, also for additional verification whether everything has been considered.

There are several small 3-room houses here in the forum, for example or us as well. Small means very thorough planning, it must fit on the plot and be approved. The rooms should be planned in the right cardinal direction, garden access and barbecue area as well. Basement why? Plan the room sizes
