Floor area ratio = buildable area = house + garage + garden shed + terrace etc. = 150 sqm It can, as I have written, be exceeded by ancillary facilities in floor area ratio 2 as well. PLEASE JUST READ THE ANSWERS LITERALLY AND DO NOT INTERPRET ANYTHING.

1. KarstenausNrw I wrote exactly what you wrote in your answer. What is your problem?

2. ypg - what is your stupid answer supposed to mean? Someone had explained that it is no longer a full storey if the floor has fewer square meters than the lowest one. So what is your problem with my statement that for me as a layman, storey and floor were synonyms?

I thought people were supposed to be helped respectfully and politely here in the forum.

You can also build stepped floors if the development plan, for example, does not exclude flat roofs. And even with the high price per square meter, a small house can be a good investment.

It certainly would have been good to enter something like "Legend zoning plan" into a search engine before posting here. Then you would have already known that the I refers to the floors, and your initial repeated confusion with 500sqm of development, because you thought it was a floor area ratio, would not have persisted through the first pages here. Unfortunately, this comes across as if one decided to build 5 minutes before posting and partly causes it to seem like a fixated idea that the questioner will back away from anyway before an answer is even written... to put it bluntly.
