Initial ideas for building a small house on a backlot

On the topic of Tiny Houses or mobile homes. I am not sure, but to my knowledge they are mobile and therefore do not count as financed real estate with banks. This means: you do not get a real estate loan. In addition, you do not get a building permit. These "houses" are placed on campsites that you can lease permanently and where primary residence is allowed. I am currently on one of these. Yesterday, this nice mobile home was brought in:

I would therefore calculate various scenarios and see at which total costs you land at 80-90 and at 110-120 m², and where it feels better when converted to per m².

Better to strain your stomach than to give the host something for free ;-)

Always consider the resale value with a property. Your project sounds really cute. But tiny houses are quite a modern trend. Whether it will last no one can say today. Such a small property is far from the norm and potentially has worse chances when selling. Even if you don't plan to sell, you are tying up a lot of capital in the cabin.

"Tiny houses" sound cute but will soon be recognized as an environmental sin: the detached single room is a prime space waster. Greendreaming at its worst. From a resale perspective, it would be advantageous to build a house in the approximately 90 to 120 sqm range as a "one-and-a-half-story" with an expandable attic (i.e. also a full staircase) so that it becomes attractive for young families as subsequent users.

I have once drawn an 11*9 m house into the plan. The building plot hardly allows for more.



With a 50 m connection, at least 10% of the budget is already gone.

This applies to mobile homes; tiny houses can indeed get a building permit and financing if they meet the legal requirements for insulation and all other things.

Of course, it is to be expected that the bank will apply a discount to the valuation for very small houses, as they are a special market.

It is by far more ecological when 2 people live on 50 sqm than on 170 sqm.
What is land consumption about that?
