I’m also reporting in with 100sqm on a 426sqm plot. Built solidly, you even mentioned the general contractor here ;) Moving walls, changing this and that a bit, was all no problem. I changed the utility room/storage room to about 10.5sqm. Honestly, I wouldn’t want it any smaller.

Where can I find that? I will have a look around there. Yes, the size is important to us too, heating, tank, and so on already take up quite a bit of space.

Whether building a basement costs more than not building one can be found out with the 11ant basement rule (> search function! - I will not explain it again this week).

The general tone in the forum is sometimes a bit like the rough sea. Don’t let that discourage you; you can get very valuable information here if you develop a thicker skin. =)

However, keep in mind when building that these average prices per m² that you read everywhere cannot be pushed down indefinitely. If you could build 150 m² for 3000/m², so for 450k, you cannot conclude that 80m² can also be built for 3000/m² (240k). Certain costs in house construction are simply fixed per project regardless of the square meterage (for example: supply and disposal lines). These scale worse for smaller house sizes, better for larger ones. I would therefore calculate different scenarios and see what total costs you end up with at 80-90 and at 110-120 m², and where it feels better when converted to m².

Also, always consider the resale value of a property. Your project sounds really cute. But tiny houses are quite a modern trend. Whether it will last, no one can say today. Such a small property is far from the norm and potentially has worse chances of resale. Even if you don’t plan to sell, you are tying up a lot of capital in the cabin.

Otherwise, I am probably not a good adviser for very small houses; we chose the other extreme. =)

Have you already looked around on the Town & Country website? There you can see prices if you enter your postal code. This gives you a rough orientation. Unfortunately, many others do not have prices listed. Also, with Heinz von Heiden, prices are listed from the "unverbesserliche" house series.
