Initial ideas for building a small house on a backlot

I’m being honest and a small plot of 200 sqm would be enough for us and actually preferable, but plots are a tricky matter....

So you get a rough orientation. Unfortunately, there are no prices listed for many others. Even with Heinz von Heiden you have starting prices listed in the house series “unverbesserliche”

So far we have mainly looked at several different tiny houses – you’re looking at 50-100,000 depending on size and equipment. Turnkey.

Of course, different levels of completion or interior finishing....

look at which total costs you end up with for 80-90, and for 110-120 sqm, and where it feels better per sqm calculated.

The difference upwards is of course not that "big" (for example Massa Haus 6 sqm = 10,000€ plus interior finishing). But does it make sense in the long run to heat and clean rooms you don’t need or that are just glorified storage rooms? A 4th room could still be used as a guest room, but what do you need a 5th or 6th for? I mean, it’s also time and energy you have to put into the “maintenance.”

With 90 to 100 sqm you don’t have 5 or 6 rooms, but 3. I don’t want to talk you out of the tiny house, but consider whether you will still like the concept in 20 or 30 years. It’s just nice to have a retreat sometimes. If one partner is sick, they might need peace. The woman wants to have a girls’ night with friends…

It's not just about more rooms, but also about larger rooms. A 30sqm kitchen-living room is very tight. 10sqm more relaxes that significantly. A small hallway is okay, but with more space, the shoe cabinet doesn't confine you. And so on.

It is by far more ecological if 2 people live in 50 sqm than in 170 sqm. What is so much about land consumption?

If out of ten two-person households wanting 170 sqm, nine who cannot finance that (but can finance 50 sqm) all build a tiny house, alone in Duisburg you would need more land for building plots than the entire size of Tokyo. Just as a little food for thought ... (I'm usually peaceful, but I do like to poke into naive calculations).
