Independent building expert - Necessary or alternatives?

Absolutely wasted money. Max. one appointment necessary and then without a report. Should be well paid with 250 euros.

Where exactly is he supposed to intervene after driving there once? When it's finished or what? Sometimes you really talk nonsense! I would also ask at the [IHK] and do it without a written expert opinion etc. He is just supposed to tell you if everything is okay.

The expert was definitely there about 3 times for the base slab and the WU retaining wall. However, sometimes he only stopped briefly, passing through.

had one from DEKRA, which the house company partly paid for. he was there four times, whenever big parts were finished.

once for the basement
once for the shell construction
once for the building services
once for the final inspection.

always with the client and the site manager. they argued loudly, he was independent. took a lot of pictures and made many notes. I could also ask him things and ask "if it really has to be like that." he took his time, was always half an hour early, drank coffee with me and listened to what had happened. again: I was not the principal, but Elbe-Haus.

I didn’t get a report, DEKRA tracked the rectification of defects and checked it at the next visit.

roughly what he found, which I hadn’t noticed:

the basement was insulated incorrectly, flat material ordered. but: thicker than needed, so a gift.

a row of bricks was somehow not properly sealed with a lead band. was redone.

missing documents for a glass canopy and inadequate corrosion protection on a steel part, were supplied/repaired.

temporary wooden holder of the chimney draft was not removed.

fall protection for the attic stairs was missing.

exit roof window was not fall-proof.

these are things that I wouldn’t have noticed, and at the latest the chimney sweep would have complained about three of these and possibly not approved my heating appliance.

neighbors had one for 1500€, it was rushed, pointed out the defects, and if they wanted a report it would cost an extra 1000€.
