It all depends on the quality of the site manager. I threw mine out after the shell was completed because he was simply useless. It is better to deal with all the issues yourself and you will ultimately achieve a better result. That was the case for us and we saved over 10,000 [Scheine].

We had an expert admitted by the court. Came from the neighboring town, cost about 3,500 euros. Was on the construction site about 10 times. Was worth it.

Known craftsmen say that you can tell whether an expert is present or not just by entering the construction site.

I see it as a quality-improving measure

So we had an expert through the Bauherren-Schutzbund. I think it was just under 300 euros per visit. We always called him when we needed him. So when the shell construction was finished and the roof frame was on top, when the heating and pipes were installed, again for the electrical work, and once more at some point in between. There were reports with photos every time. It was important to us that someone would check when it came to the fundamental construction phases. We didn’t need anyone for the tiling. If they mess that up, it’s annoying, but it doesn’t ruin the construction.

It was similar for us.
Our expert was even present during the contract negotiation and renegotiated a few services. I didn’t have to worry about any interim inspections or uncovered defects; it all ran in the background.
Since our construction start was delayed, this overlapped with the time when I only had limited availability for the construction topic due to occasional parental leave and heavy work commitments.
By the way, it always makes more of an impression if you put the expert in CC in the emails.
