There apparently seem to be different approaches among experts. Some experts wait until the construction is finished and then point out a defect. Of course, this causes problems if something has to be dismantled.

Our expert (or rather construction supervisor) has already clarified some potential problem areas in advance by asking the site manager beforehand how things will be done and what will be used. In addition, he has already pointed out particularly problematic areas to the craftsmen or site manager in advance, advising them what to pay attention to. However, this cannot be achieved with just three site visits.

When building with GU, your approach should be appropriate and of course, 3 visits are then too few because everything is always already finished.

Even if you have an expert, that doesn’t exempt you from using your own judgment. In the case of the substructure: What is stated in the construction performance description or was marked in the plans? We had everything precisely documented and were able to give it to the expert beforehand. He explained to US what we had to pay attention to (in other words, he trained us a bit). When it came time to build the ground structure, I was standing on the construction site in the morning with a pot of coffee and asked the guys how they were going to do it, simply showing the curious builder. They explained very kindly, and I was able to compare it with what we had been “trained” to watch out for. Everything was fine. We basically did this with all trades. So either your expert clarifies everything IN ADVANCE and you can have technical discussions before the construction site, or your expert shows YOU what you need to pay attention to. Now it’s a question of budget. If your expert says something different than, for example, your site manager, then what you paid for decides. If you want more, you have to pay for it. If you didn’t recognize the “more” in time, then you’ll have to cover the cost of demolition.

I’ll pick up the thread here. I’m somehow a bit confused: based on the good experiences of others during our internet research, we obtained a contract offer from an expert of the Bauherrenschutzbund.

On the one hand, I find it outrageous that he gets paid exactly the same for driving to my construction site as for qualified work, and for driving he even gets an exaggerated 85 cents per kilometer... On the other hand, he schedules 4 different appointments just for the shell construction. Twice for wu concrete basement, once for drainage, and once for sealing against earth? Each appointment would cost us about €500 including travel and report. That would be €2000 just for the shell construction. And then there are 6 more appointments.

Can’t appointments be combined?

These people also want to profit from the boom now. Take it, pay it, or leave it. After all, he does say what it costs. By the way, we have completely done without [Sachverständigen], and I do not regret it.

Check with the IHK for experts. Maybe there is one near you and it saves the travel.

I think our expert was there 9 times including the inspection
