But what effort does that require from him? I imagine the expert arranges an appointment with the site manager (who anyway has to be on the construction site regularly), the expert walks through the site, the site manager probably goes along and that's it (at least if everything is okay). The documentation etc. is done by the expert... Yes, it does take some time from the general contractor. But an owner with half-knowledge who is on the site every day and questions and criticizes everything also takes time.

It is the same with an expert with half-knowledge: misreading the tolerance standard, referring to the room door standard for exterior doors, digging up the sealing membrane again to take another very close look, etc.


Fool’s errand: a thousand euros for calculating and pre-calculating why one estimates two to four thousand euros of additional effort ;-)

But he knows how to coax the "stupid" owners; or rather, it often happens that the owner is on the construction site; and no one wants to talk to him.

The expert knows exactly what information he needs or which execution planning really has to be there. And if he is smart, he can put much more pressure on the general contractor.

Personally, I think with the now calculated additional effort, he just wants to dissuade you from the expert.

At the moment, it is probably no fun for all builders. Something like this is not common, but also not forbidden.

An expert is always a double-edged sword. In itself a good thing, but very few construction companies work in a way that an expert would be satisfied with. Therefore, the concerns are somewhat understandable on the part of the construction company.

I would still not accept this position.

Sometimes when you see in the forum what the professional fault finders bring to light and then want to discuss extensively (in writing), I can show a little understanding. If the general contractor has not yet calculated any effort for this, this wish now cuts into his profit. Even if you persuade him to let it be, he will add it again at the next reassessment. Generally, I consider this inappropriate. Ultimately, you are just delegating your own right of inspection to a third party. You can agree that the expert does not appear to the general contractor.
