Expert: For which construction phases is it urgently necessary?

Well.. When building a house, almost everything seems costly to me enjoy the good prices!

We were accompanied by the Association of Private Builders, represented by an architect who told us that he had, of course, already given expert opinions in court and was – as we understood him – a "real expert," also doing many further trainings, etc.

He did not meet the requirements for a "real" expert/appraiser, at least if you determine that by whether his work was admissible in court. Later, for the evidence preservation procedure, we had to hire a recognized expert/appraiser approved by the court, who received over 3000.- for a single on-site appointment.

If we had personally checked the court approval from the beginning, we would have noticed this and could have used the previously prepared construction reports for the evidence preservation procedure. In my opinion, an expert/appraiser should therefore ideally deliver court-admissible material from the outset, without the need for re-examination. For this, they must be approved and recognized. The cost is not higher in purchase than our architect from the Association of Private Builders.

I would like to reactivate the original topic: when do you need an expert if you build an RH with BT?

In general, you do not have the right to enter the house, but at least at the times when they want money from me, they should also allow me to have an expert on the construction site.

According to the payment plan (rounded):
30-5% After the start of earthworks - no expert necessary
28% Completion of shell construction - expert definitely necessary
11% Windows, interior plaster - expert?
5% Screed, tiles - expert?
8% Facade, roof - expert necessary
6% Sanitary, electrical, heating - expert?
12% Complete completion, simultaneous with handover of possession - expert definitely necessary

Furthermore, we have several experts to choose from:
- Architect (recommended by friends) via "the association"
- ÖBUV district master builder (he apparently has already supervised houses in the previous construction phase)

The district master builder is significantly more expensive - but will he help me more? The time he saves by familiarizing himself, I can easily make up with the association.

With such a payment plan – in which I don’t see a plot of land – in my opinion, this would not be BT but a GU, and there the customer naturally has house rights since they are the builder themselves.

No, this is the payment plan including the property, real developer... Therefore, unfortunately no house rights either :-/

That about house rules may be true, but in practice, it likely never looks like that. I also have no house rights and come and go there every day. It is even welcome when I am there to air out or give the guys something to eat. I honestly cannot imagine your developer forbidding you that. Building a house is a highlight in life for 99% of people anyway.
We also have an expert, who of course would like to come every 3 days. But now that I think about it, I could have saved myself that. The only good thing is that I can call him when in doubt, and he can give me an immediate answer or ask a colleague. But I could have easily done that here in the forum too.
The question is also how much knowledge you have about construction. For example, facade/roof. That’s not rocket science, and the expert doesn’t come with measuring tools or anything but just looks at it. What do you have on a roof, for example? Tiles, battens, foil, insulation, foil, gypsum fiberboards. Of course, there are other variants and construction methods, but just as an example. If you’re not clueless, you can also look at that yourself and criticize the relevant points. Facade is not rocket science either. Hotspots are generally windows/doors. Was foil or something similar installed at the roll layer there? You can check that yourself too. How your masonry should look is usually in your construction description and should be identical on all walls.

You’re building a townhouse, right? One idea to save money would be for you to team up with your neighbors and jointly select an expert.

If you absolutely want to have one, I would bring one in for the shell construction, the roof after the foil, the windows/doors, the underfloor heating, and one at the house handover.
