Increase in construction costs per sqm from €370 to €530 within a few months

Hello everyone,
we had planned a 3-family house in Traunstein (Upper Bavaria) including a basement. This plan was abandoned and we decided on a 2-family house without a basement. There is about 1 year between the two plans.
In the first cost estimate, the architect assumed €370/sqm. In the second cost estimate, €530/sqm. Since everything is calculated based on this amount, I find the increase very high.

I don’t understand this and am looking for a basis for discussion for a conversation with the architect.
Can you help me?

Ready for occupancy? I would estimate > 2000 € per sqm.

Baukindergeld Low interest rates Skilled worker shortage. No craftsman has to offer cheap. Raw materials for construction have increased by around 20% in the last 2 years. The landfills are full. If you wait any longer, you will build even smaller.

Are we really talking about 530 € for one square meter? You should urgently come to terms with the fact that this will at least triple again in Upper Bavaria.

No, he definitely means m3, architects rarely talk about m2 price.

The price will be per m3 of built-up space, not per m2 of living space. Simply because the basement has been omitted, the average m3 will already have become noticeably more expensive since the basement in a semi-finished state generates cheap m3 and thus lowers the average. On top of that, roughly add a loose 10% cost increase (raw materials, construction wages, scarcity, and homeowner subsidy included...).
