Hello everyone,

we are currently planning a house (Außenmauerwerk Porenbeton 36,5 - Innen Kalksandstein) and need some suggestions on how to best position the utility room, stairs, and guest bathroom. Living/dining and kitchen are already fixed.

Many thanks and best regards

You can wonderfully include image attachments here in the forum within the post.

The dimensioning is hard to read ... and, are they internal or external measurements? It seems to me like a mix.

And then ... it would be helpful if you read the pinned post and answer the questions accordingly. A staircase also depends on the height of the [OG] (probably full floor?), the intended use of the [OG], etc.

I think the individual layers result from a detailed plan with almost exact dimensions. With more precise planning, the layers usually emerge by themselves or bottlenecks become visible. No one can read anything in the sketch anyway ;)

Hi,

I don't think the sketch is so bad ;)

The exterior dimensions are 11.5 x 9. In the living room, I want a room depth of at least 4m and in the kitchen at least 3m. The clear shell height on the ground floor is about 3m in our case. The question now is which staircase I should take and how to ideally arrange the guest bathroom and utility room.

Here again the info from the pinned post;

Bebauungsplan/Einschränkungen
Size of the plot approx. 700
Slope no
Site coverage index 0.15
Floor area ratio 0.4
Building window, building line and boundary
Edge development
Number of parking spaces 2
Number of floors 2
Roof shape gable roof
Style direction
Orientation north/south
Maximum heights/limits unlimited

Again: one can (and even should) gladly start with a sketch to see where the main and bedrooms or the kitchen should best be located. You already did that very well.

But then it can’t go any further without measurements.

Best example – your unit of measurement for the kitchen: simply deciding that the kitchen should be 3 meters is nonsense. It all depends on the kitchen design. For a two-line kitchen, 3 meters is too much; if it’s supposed to have a work surface on one side with a centrally located island, thus accessible all around, 3 meters is too little. Then even the location of the stove, refrigerator, or the property plays a role in order to still have freedom of movement in front of these appliances with the door open.

And the most important aspect of stair planning: the upper floor! The stairs connect the ground floor and upper floor and are planned first, of course with the knowledge of how much space must be on the left and right in order to have sufficient and optimal room positions.

The dimensions of the various stairs are, as provided by , in the pinned post and you should have seen them.

Uh, Floor Area Ratio of 0.15 with 700 m2? That doesn't match with a footprint of 11.5 x 9 m, or do I have a knot in my brain??
