How long did it take you to reach the construction decision?

Rarely ever. If you don't build on the backside of the world, you can't do anything wrong. Prices are never fixed. Anyone who thinks they have to build a special house in the prairie will have a hard time selling it. Those who build an average house in the metro area will always be able to sell it reasonably. Price corrections may occur with extremely expensive properties. Otherwise: you can convince yourself of a bubble. Everyone thinks as they do. PS: We built in 2007 - from our perspective it was very expensive. What has happened since then? Average price increase >30%! Okay, in Switzerland - but the same is happening in Germany with a slight delay (as the price explosion for building plots on the German Wine Route (southern Rhineland-Palatinate) impressively shows). Wait? Probably not.

The price increase of building plots will more than compensate for any possible price reduction in house construction. If building takes place where there is infrastructure. So not in the 500-inhabitant village. The future will show.

I already said as a child that I want to live in my grandma's house someday. Last fall I was finally fed up with paying rent and checked whether I could finance building a house as a single person. After positive feedback, the first talks with construction companies took place in January and February, from April to early June the land was re-surveyed and concrete financing talks were held, in mid-June the old house was demolished and the contract with the construction company was signed, in mid-July the notary appointment for the transfer of ownership and the land charge took place. On 07.08. I submitted the building permit application, and the permit finally arrived 3 weeks ago. In KW 50 the foundation slab will be laid, in KW 3 the house. I hope it continues this smoothly +knocks on wood+

Basically, I agree with you. But unlike stock trading and other bubble-forming products, living space is scarce. I don't mean the dump in the countryside where any highway or major employers are 50 km away. But the value of real estate in and around metropolitan areas. Here, if there should be a crash, it will be least or hardly noticeable. For that reason, I personally am quite relaxed.

Signature end of Nov. 18 but still subject to financing, initial installments are financed from equity. Construction start depending on weather February or March but latest 1.4.19 according to contract. Now quickly finalize the construction notification, dates for further (detailed) planning are imminent. Soil survey should be done earlier, surveyor commissioned. Energy consultant regarding KfW55 already involved and remunerated. So many homework tasks already completed before signing.

On the other topic here: to wait or not... not everyone can wait. The benefit for a young family is highest as long as the children are still small and can play in the garden. If I now wait for a bubble to burst, then the children are so big that they’ll only sit in front of the PC or something anyway, then you might as well stay in the rental apartment.
