How long did it take you to reach the construction decision?

Started searching for existing properties in Summer '18, FAIL! The market is a disaster. Thanks to the forum here, I also understood relatively quickly that the search would lead to nothing.

By chance, learned from acquaintances about available plots in a new residential area in a perfect location for us. Viewed it, bought the plot in Autumn '18, since late summer '18 visited model parks, compared a lot, in the end chose a smaller local home builder, construction start according to contract March '19, construction time guarantee until sometime end of '19.

I don't think it can go any faster...

We had 3 years just for searching for the property. And our search area was quite huge. Finding a building plot takes time. And finally also luck. If you have a building plot: Build.

We have been looking for a plot of land near us for over 2.5 years, and at the same time, we have occasionally viewed existing properties. However, there was never anything that even remotely matched our expectations. The notary draft should arrive in the mailbox in the next few days.

The house is also planned and will be commissioned shortly.

In terms of location, we were already quite flexible (radius 30 km around Kassel) and anything with over 500 inhabitants was basically an option. I always wanted to have a cellar, and that would financially no longer be possible with a new build, so only existing properties remained, rural ones were fine by me as well. But without connections to the villages, it’s hardly possible for outsiders to get the good stuff. So now, reluctantly, we are building without a cellar.

I’m also thinking about how house building and work will be compatible. As a builder, you should probably show up at the construction site every now and then (even if we’re getting a prefab house) – but our department meetings easily last until 6:30/7:00 pm. Although the employer is quite understanding, I don’t want to overdo it... how did you manage that?

Watched in the evening. Sometimes there were still craftsmen there, sometimes not. Then in the morning daycare, construction site, work. Then I addressed everything, sometimes had something brought to eat, etc.
