Hello!

I would like to inquire how high the cost of our property may be without significantly compromising our quality of life.
In summary, I unfortunately have hardly any equity, but I am a civil servant with a secure income.

I came across a plot of land with 300 sqm, which should cost 100k including development. How much "may" the building cost?

Our age? 32 + 32
Do we have children? 1 baby
Our professions? Civil servant + housewife (due to baby soon)

Income and asset situation:
Household income (net)? About 3100 EUR, wife without income
How much child benefit is there? 204 EUR
How much equity do you have? 30,000 EUR
How much equity do you want to invest in the house project? 20,000 EUR

Expenditure situation:
Housing costs: 800 EUR
Other living expenses: 800 EUR

Available interim budget: 3.1k - 1.6k = 1500 EUR

Costs not included:
Costs for the baby: ?
Car repair: ?
Legal protection: ?
Furniture: ?
Vacation: ?

Furthermore:
I still have to repay a Bafög student loan, a total of 8,000 euros, monthly 130 EUR.

Hello and welcome, I usually stay away from this part of the forum. In my opinion, the requirements for equity and income are often set too high. Here, even I would say building a house is one or two shelves too high for you. If you can do a lot of work yourself, perhaps a renovation-needed existing house might be something for you? Tips to change the situation: Can't the woman start earning income soon (after 1 year with the baby)? Even 800 EUR net could make a big difference here. Bafög loan: Can't it be paid off early to save a lot? I mean, when I had it, there was a 20-30% discount. If you basically have 30,000 EUR equity, do it immediately. Or is this option no longer available? What kind of area are you looking in?

You really can't manage that. Even the smallest, cheapest cabin including [Grundstück] surely costs around 400k.

Between T€ 300 and 350 would be a reasonable financing (800-1,000€ installment). However, there are only existing properties available for this, rather a condominium. More is only possible if your wife works and earns money. In your place, I would look at existing properties with a maximum purchase price of T€ 300.

New construction is currently unrealistic. I see the maximum loan amount at 250 to avoid having a "tight fit."

Repaying Bafög early only makes sense if the amount is < 10k, otherwise you can simply repay Bafög monthly... In this case, it would be worthwhile....
