Hello everyone,
"savvy, ecologically minimalist" was more generally referring to our luxury and consumption needs. We prefer camping over 5-star hotels, rarely buy new things... That means our general expenses are definitely below average. Of course, 140 sqm is rather lavish! Regarding the property, we don't need an ecologically built house. It would be nice but in terms of price/performance I'm fully with you.
Sharing a large plot - good idea, yes, but often hardly feasible: Most plots are rectangular and the short side is developed (on the street) - you would have to access the short piece completely via a driveway through the back of the property (right of way, laying cables, etc.).
We will definitely consider the suggestion to forgo "passive house" features. I'm also not a fan of over-engineering :D Better to generate lots of energy (photovoltaics + solar) and allow inefficiencies (insulation). Ultimately, the building has to be self-sustaining or financially feasible.
We included the ground floor granny flat solely for financing reasons. It's not a must, but it does help significantly. With installments of 2000€, 500-600€ go directly back. We liked that. I know the pros and cons of renting out well *sigh*!!
Additional costs? So far, no one has given feedback regarding the additional costs for a single-family house. That would be a huge help for me. Sure, they always differ by 50-100€, but at least you get a reference point. What ongoing additional costs do you have and how are they distributed across categories?
How do we proceed? We are looking for a plot. That is step 1. Basically, I have been confirmed that a house of this size will cost a bit more. Possibly still feasible if very tight and with the simplest building fabric, completely without a garden, gravel up to the house, etc. - but do you want that? (No ;-) )
