How do you finance the million-dollar house? (BW, passive house, 140+50 m2)

Hello everyone,

"savvy, ecologically minimalist" was more generally referring to our luxury and consumption needs. We prefer camping over 5-star hotels, rarely buy new things... That means our general expenses are definitely below average. Of course, 140 sqm is rather lavish! Regarding the property, we don't need an ecologically built house. It would be nice but in terms of price/performance I'm fully with you.

Sharing a large plot - good idea, yes, but often hardly feasible: Most plots are rectangular and the short side is developed (on the street) - you would have to access the short piece completely via a driveway through the back of the property (right of way, laying cables, etc.).

We will definitely consider the suggestion to forgo "passive house" features. I'm also not a fan of over-engineering :D Better to generate lots of energy (photovoltaics + solar) and allow inefficiencies (insulation). Ultimately, the building has to be self-sustaining or financially feasible.

We included the ground floor granny flat solely for financing reasons. It's not a must, but it does help significantly. With installments of 2000€, 500-600€ go directly back. We liked that. I know the pros and cons of renting out well *sigh*!!

Additional costs? So far, no one has given feedback regarding the additional costs for a single-family house. That would be a huge help for me. Sure, they always differ by 50-100€, but at least you get a reference point. What ongoing additional costs do you have and how are they distributed across categories?

How do we proceed? We are looking for a plot. That is step 1. Basically, I have been confirmed that a house of this size will cost a bit more. Possibly still feasible if very tight and with the simplest building fabric, completely without a garden, gravel up to the house, etc. - but do you want that? (No ;-) )

Very tight and with the simplest building materials, completely without a garden, gravel to the house, etc., might still be feasible - but do you want that? (No ;-) )

Thanks for your feedback and the clarification of what you meant by "ecological, minimalistic, etc.," that definitely helps with your house construction :) I suspect that in reality it will be exactly between "a bit more" (I fear it will be much more) and "completely without a garden." Just have it calculated for yourselves in parallel, such a search for a plot usually takes a long time anyway, and then you will have a better idea of whether you want to build like that and what is possible.

No one can give you a specific answer either, as it always varies.
In general, it can be said that the additional costs in a house are somewhat higher than in an apartment. The cost items are identical. X people consume the same waste disposal costs, have the same water consumption, use the same amount of electricity. Sewage is somewhat higher, property taxes possibly as well. Insurance becomes a bit more expensive. You influence heating yourself.

You better take a closer look at this (mis)assumption. You also have to finance this additional living space. How big should the granny flat be to yield €500-600 net and after taxes? 40-50 sqm? That would mean additional construction costs somewhere between €110,000 and €140,000. The second KfW subsidy won't bring you much, and the rental income won't really "help" because your installment is simply €500-600 higher than without the granny flat.

Something has already been said about the [Einliegerwohnung], cross that out. And a KFW55 or Energy Saving Ordinance insulation is also not inefficient compared to the passive house. It's more like a Porsche with 400HP against a Porsche with 500HP.
