@markusp: Thanks for the experience. It is actually very appealing and still under consideration with us. Is the granny flat then basically in the "basement" with you? Maybe you could post a floor plan. I would really be interested. :)

Hello Kisska86, I will try to attach it. I hope it works. Yes, in the basement there is a granny flat (but it is then used as a party room including a sauna). From the party room you can then go into the garden. Under the garage there is another room, garden tools (ride-on lawn mower...) and a small workshop to repair the lawn mower... I know my driving style

The house is completely basemented then, right?! And the exterior dimensions are approximately 11mx9m? How do you get from the ground floor to the garden then? Does the garden also have two levels later or how?

Hello Kisska86,

yes, the entire house has a basement. House 9x11 (basement) and from the ground floor then 9x12. We planned an overhang so that there is a path from the entrance door of the granny flat to the covered terrace (it is the balcony of the ground floor with 3x5 meters above.

You can walk on the right over the land from the street and then also get into the basement. That is only a minimal section of the entire property which is 40x40 meters. You have space there. It runs along the edge of the house in a width of about 12 meters from ground floor level to basement level. From then on it is completely flat thanks to the wall. If I had not wanted it this way, the wall would have had to be 6 meters high and the earth of several dozen construction sites would have been needed. Then I would also have had to make the wall in a U-shape. As it is, it is only 40 meters long. Clean job. Here are 2 pictures. Hello Kisska, I am currently facing a similar problem. We have bought a plot of land that is almost identical to yours in terms of location and size proportions. (29 meters wide and 19 meters deep, orientation and access like yours). The difference, however, is that our plot does not slope down but rises towards the back. A big advantage, in my opinion, is that you can build the basement almost at ground level and not underground. This of course brings a lot of daylight and creates a full living floor. I see a size disadvantage in the appearance of the house. My wife loves the currently very popular "Stadtvillen". In our case, this would mean that three stories are visible. It can quickly look quite "boxy". I do not yet know how we will solve this problem... However, I see more advantages than disadvantages...
