How do you finance the million-dollar house? (BW, passive house, 140+50 m2)

Leave out the ground floor apartment, renting in a new building is not worthwhile. 600€ cold rent means 7k€ per year, with that you have to repay 50sqm*at least 2500€=125k, rather more. You can do that if you have the money, but you don’t. So scratch the ground floor apartment, the passive house as well, that will save you 150k-200k. That puts the financing in a healthier range. If the plots of land that are available are large, could you possibly divide them?

That would be a dream for 190 sqm passive. Certainly not doable under 650 k€.

I think you are overestimating yourselves a bit with the project. As I said, leave out the granny flat and plan smaller. That already helps.


How high are the bonuses?


Would it be possible to increase the income through a part-time job with both children in daycare? What will the daycare cost for care and meals? (Don't forget, after-school care places for school children still cost money.)


How much is the property currently worth? Would a sale be an option to boost your equity? What about provisions for repairs or, in the worst case, rent defaults?

You are considering having debts of 775k + 300k = 1,075,000€ with a net income of 5k-6k? I couldn't sleep at night. Of course, there is a value corresponding to it somewhere, but that would still be too extreme for me. Also, your cost planning might fit for the 140sqm, but hardly for the 50sqm ground floor apartment in the Stuttgart area. Why even have another apartment there when you already have one rented out anyway?
