How are the notary fees and real estate transfer tax calculated?

So modernization and renovation measures, it says on the template from comdirect.

Special equipment such as:

Preparation of shower bathroom attic: 990€
Awning mounting: 290€
White doors: 300€
Kitchen partition wall: 990€
Ladder with stairs to the attic: 590€

is done by the property developer. Do you also have to pay property transfer tax and notary fees on these items?

These renovation measures:

Painting and tiling work: 25051.58€
Garden fence + gate: 651.20€
Terrace roofing: 2695€
Various sanitary facilities for bathrooms and WC: 4693€

are not done by the property developer but by craftsmen selected by me. Are these items not taken into account for property transfer tax and notary fees?

Simply put: Notary fees and real estate transfer tax based on the price according to the purchase contract for the house (regardless of how the items are composed and what names you give them). What you then do with the property alone no one else cares about.

And here’s a tip regarding the amount of financing.
If you don’t have a buffer (liquid funds) in the account, then round up the craftsmen’s offers. It usually ends up being more expensive than you think.
Possibly some work still needs to be done by yourself, so you will need financial resources for the materials.
Especially with sanitary installations, it may be that you choose a more expensive fitting or that the offered one is no longer available or has become more expensive.
Reasonable rounding up or surcharges of 10%, if you already have to send the offers as proof to the bank (which I consider unlikely), will most likely be accepted.
That’s how it usually works with house construction from a general contractor: garden layout and own contributions can mostly only be estimated.

Your renovation and modernization costs are own contributions, the house was probably already completed by the builder in 2014, but not yet sold, so it is not yet inhabited and only half-finished internally.

So what the builder does is also included in the purchase price and the fees apply to it.

The remaining work you have done elsewhere, then no one cares, because it is not included in the total price.

Don’t get me wrong, but personally I would reconsider my entire financial situation if I were already trying to calculate so extremely detailed because of the incidental purchase costs..
