How are the notary fees and real estate transfer tax calculated?

Why are there such odd numbers behind the individual renovation items? You should generously round up, because it always gets more expensive!

An existing property or from a developer? The items special equipment and renovation costs are a bit confusing

Yes, but the banks only accept the offers or cost estimates.

How does that work exactly? How do you get the money before the renovation work after you have submitted the offers? Do you get it all at once? Do you have to submit invoices later and the banks only pay the actual costs?

This is an existing property that was completed in September 2014.

Why would there be modernization costs for a property from 2014, anyway...

If you agree with your seller on €208,890 including a parking space, the fees will be based on that price.

Then you pay the property transfer tax on the total amount.
The notary also uses the total amount as the basis for the purchase contract notarization.
And for the mortgage registration, the amount you finance is used as the basis.

Your post does not reveal who is carrying out the modernization work or whether these are extra costs of your "seller".

Special requests were added to the purchase price for me at the time because they were done directly by the developer. That naturally increased the purchase price and the fees as well.

I arranged everything for extras like tiles, electrician, etc. directly with the contractors, so that was not included in the purchase price calculation.

I hope I was able to make myself understood...
