House size for family

Hello,

what house size would be optimal for a family with 2 children, so 4 people?
Where would you draw the line?

We currently have a very good offer (location great, plot great, construction quality great) but the living space is only 105 sqm with relatively small rooms (4 plus one very small). Small bathroom and small kitchen.
My wife is really keen on this property, but I would emotionally prefer >120 sqm, the children will also grow up and need space...

That would be too little for me for a house, unless there is still a basement and attic available for house connections and as storage space. In my opinion, a child's room should not be smaller than 12sqm, and for a detached house, I also did not want to make too many compromises with the main bathroom and kitchen.

When we planned a year ago, we set our lower limit at 128sqm over two floors including utility room and small guest bathroom with shower.

We have now bought a condominium with 115sqm on 4 rooms plus basement room. That was also my lower limit for an apartment plus basement, but planned for only one child (we need a study).

We currently live in a 3-room apartment with 89 sqm. Without our cellar room, we would be lost. Bicycles, toys, tires, boxes, etc... so for me, 105 sqm would be too little for 4 people. Is there no possibility of expansion?

105 sqm for four people as a private home I personally find too little. However, there are also very well designed properties that offer a lot of space on little sqm.

Do you have the floor plan?

The way you write, the rooms or the property are too small for you. Therefore, I recommend considering how significant the advantages and how the disadvantages of this property weigh.

Well, most rental apartments of this size are designed as family apartments - and it works. Whether it then "makes fun," for example, that both children share a room, is another matter. In our previous house, we had about 135 sqm of living space (+ basement), but had to accommodate three children and a study. It fit, but it was really tight. Our youngest (still a baby at the time) had to sleep in our bedroom and would not have gotten her own room. That was a no-go for us, so we built a new house - whether it then had to be 250 sqm is another matter again.

A rental apartment usually also has a basement room as storage space and a room for the house connections. These will presumably be included in the 105sqm for this property!?

I couldn’t imagine that as a separate house.
