Is Dutch from a Greek perspective just a German dialect? Appropriate name for the industry *SCNR* Occasionally, it is advisable to replace only the glass units instead of the entire windows. I can hardly imagine the second roof frame. Does the house not have a basement, or have you just not included it in the floor area? Based on the location information (I have not looked at the object), it occurs to me whether you should not also look for the property and not just infrastructure facilities on both sides of the NL/DE border of the Euregio. In the Netherlands, KfW & Co would of course not be responsible, but there will be similar institutions there.

Yes, that is an option, to install only the glass. I believe the craft business will recommend replacing the windows as well. If the financial package is right, I can consider it, but I am a fan of keeping things that work. I have had the best experiences with my older car (no unnecessary electronics installed, so those problems are eliminated). I do the same with smartphones. I don’t need a new device every 2 or 3 years.

There is no basement, and I can live with that. Where there is no basement, there is no moisture.
Regarding the roof truss: from the broker’s information material it literally says:


I have shifted my search to the Netherlands, but directly behind the border there is also nothing within the price range.
Tonight I will look at the real estate market in the relevant area, both Germany and the Netherlands.

It says 1658. So if that is not a typo, it is pretty old.

The building itself is indeed from that time. The renovations were carried out in 1965 and 1990. From the outside, it certainly doesn't look like it's from that period, but rather more like the times of the indicated renovations. Do you still see "risks" there?

I don't know enough about that, but if it is essentially that old, then I think to myself, "Marble, stone, and iron break, but our love does not," and would hope that it was built with a lot of love... And what the song lyrics don't mention is that wood not only tends to break but also rot, get eaten away, and otherwise catch some funny "diseases" (blue stain, fungi, etc.).

Monument protection could also be an issue.

So definitely go in with an expert who knows about such old houses.
