Looks like a property that is priced appropriately for the location and condition (I myself live in the Lower Rhine region). One person says "I have to do everything and invest at least €300k in renovation," while another can live with the property as it is. No obvious major defects at first glance. Of course, the energy status with class H is discouraging. The previous owner must have paid a fortune heating with oil prices. But that is known to you.
As part of heating optimization or lowering the flow temperature, I would consider modern type 33 radiators.

I would buy the kitchen separately with a purchase contract, thereby reducing the purchase price somewhat and not including the kitchen in the incidental purchase costs. With some negotiating skills, there is still some room on the price.



Yes, that might put some people off, although I think many from further away don’t specifically search in that town. I do have to drive 40 minutes to work, which I am doing now despite half the distance door-to-door, with the difference that I then mostly drive on country roads and highways in one go without traffic lights (around 95% of the route runs this way).

Check the residential area on site. A street side or a difference of 100m can already make a big difference. 15m across from a busy main road is already significantly better than right next to it. So always make your own impression – also at different times of the day. They are actually quite cheap online. Savings potential definitely with better windows. But then please also insulate the reveal as much as possible. And pay attention to a ventilation concept. New windows = significantly tighter house (not because of the windows, but because of the airtight installation). And then mold can easily develop if not ventilated properly. Or the reveals become the coldest areas and in winter it’s no longer the panes that fog up, but the reveals absorb moisture.

According to DIN 1946-6, the ventilation system of apartments must be implemented independently of the users: that is, it must work without the residents as well. This can be, for example, RegelAir, window rebate ventilation, controlled residential ventilation, manual opening and closing of windows, etc. What you do when ventilating, by the way, is completely wrong ventilation. Ventilation means opening all windows fully 3-5 times a day for a few minutes to let in fresh air. I have already seen tenants in a condominium where, after new windows were installed, there was significant mold exactly above the window. Of course, cold air comes in from outside, cools the window lintel, and the humid air from inside causes the corresponding moisture.
