You of course have a point there. I will discuss it with her again to see if she would give me an interest-free loan and I would pay it back according to an agreed plan. I would have been resistant to that for higher amounts, but for this sum, I agree. I also would not have expected that we would end up at this price, since people are used to different amounts here in the forum and on the relevant real estate sites.

Well then, congratulations! The price is really unbeatable, but surely also justified; apart from the crazy metropolitan areas, price and performance often go well together. The last renovation 19 years ago is already a first indicator, possibly also the location. Your partner also wants to live in the bargain house under wind turbines as the neighbor of the parents-in-law? I mean, you are still investing a lot of money and time into a house that might never increase in value. So keep thinking and consider it carefully.

You just have to drive to other places to get something, but so far we have no problem with that. We are even improving on the way to work. My wife is also very much in agreement with that. Enough space to unfold, and the wind turbines don’t really pose a problem for us now. Next door lives only my father, who helps us when needed but would never impose himself. For us, this is the perfect solution because he is a craftsman himself and also knows many other acquaintances in trades who would always help if asked. As I said, eventually the entire complex will belong to me, and then one can rethink how to proceed. We have thought it through very well and now also have enough time to plan everything since we will move in at the earliest next year.

Interest-free loans are usually considered gifts. However, amounts between spouses are not subject to gift tax.

Meal time, a small update on our considerations. We will not pay for the house entirely from the inheritance. We want to keep a larger reserve for ourselves. We will take about €40,000 from the inheritance for the house purchase and add the rest (probably another €40,000 as a loan (likely for 5 years)).
Additional costs will be covered by savings. Work on the house will then also be paid from savings or possibly inheritance.

My considerations are:
1. Regular installment loan (variable amount, not tied to purpose, probably higher interest rate, no dependence on equity, the house will then be paid "in cash")
2. Real estate financing (tied to purpose, therefore probably the amount is not very variable, lower interest rate)

Do banks also require a land charge registration for regular consumer loans and always compulsorily for real estate loans? Would one also save notary fees for registering the land charge? Is it even sensible to consider these options between real estate loan and "regular consumer loan" at this amount? Are there real estate loans under €50,000 at all?

In about 3-4 weeks, we will finalize everything and then it should go to the notary; until then, I actually wanted to have our strategy and procedure defined. Many thanks for all the help already.

Below 50k you will hardly get the good mortgage interest rates. For many, the minimum amount is [mindest Summe].
