Well, those times are unfortunately over. There are individual market participants who have the negative Euribor passed on to them directly.

By the way, every ordinary customer receives the negative entries passed on to them as part of their mortgage financing. That’s why the interest rates are so extremely low. As of today, the swap mid-rate is only positive at 10 years, short terms are extremely negative.

Nah, they usually don’t make a fuss over 75k. It’s just a bit of extra pocket money. :-o The co-owner just has to agree to the mortgage... and is also liable in rem, as described. You have to decide how you want to handle things if it comes to that. Or settle it beforehand with the notary.

To give a little update here as well, I’m speaking up. (Some people are happy when someone reports again after a long time how it turned out)

So all the contracts and agreements have been made and on May 9 the seller will move into her new apartment. The handover will take place the following week and then we can finally get started. We will then completely empty the house and the barn and renew all floor coverings and walls (wallpapering, painting). A new kitchen is also planned, for which we will receive the first cost estimate tomorrow.

My new question: How does it work now with all the contracts? (water, electricity, waste, insurance, ...)

Does the seller have to cancel all the things herself or is a joint notification sufficient stating that the ownership has now passed to us and then we have special termination rights to decide whether to stay there or switch?

Water and electricity are usually read at handover and billed accordingly by the utilities, then you can also conclude a new contract. Insurance transfers to you, after registration in the land register you have a special right of termination
