A tip for price negotiation: Print out some reference points, e.g. an excerpt from the standard land value map, local rents (to calculate a virtual income value), comparable house offers from the region, etc. This may help you find common ground on a neutral basis, rather than each fantasizing in their own dream world and believing the other wants to cheat them.

PS: why I write it this way: habitable semi-detached houses that were recently sold for only 150,000€ seem very, very rare to me. Even here in the deepest Saxony with comparatively low real estate prices, for 150,000€ you can almost only get renovated old buildings with stove heating.

We have now agreed on €75,000. The house is definitely habitable, offers sufficient living space and land, only minor repairs need to be done on and in the house, but no major things like wiring, etc.

After I asked my parents for advice again, they said that we are asking way too much with our prices. We were probably already fixated on higher prices because of all the listings on the internet.

So we agreed to increase our initial offer from 73,000 to 75,000. The standard land value is 15 €, and wind turbines were recently built nearby, which does not necessarily increase the value. The only additional task is that we have to clear out the barn, but that is the smallest concern. We can handle the repairs ourselves or cover them with the help of relatives and friends.

In the district of Nordvorpommern, there is something like that We are now getting a semi-detached house that was renovated around the year 2000 and the attic was completely converted. This gives us a living area of about 170 sqm divided into 6 rooms, 2 full bathrooms, 1 kitchen. Additionally, there is a large barn and a carport, both with newly installed roofs. The property is about 2,000 sqm large and well maintained.

My question now is, can one get a home loan for such a comparatively small financing amount at all, are there minimum limits? As mentioned at the beginning, my wife will presumably pay her part in cash. Next Friday we will sit down together and clarify the details, and then I wanted to get in touch with the notary and the banks. The exact date of handover and move-out or move-in is unclear. But that can surely be described flexibly in the contract and set for the latest date.

So if you want to take out an external loan for the meager amount for a house, even though your partner could easily lend it to you, then that is nonsensical to me. Sorry for the choice of words, but that would be a pure waste of money. I am also the type to "play it safe," but an external loan is hardly plausible in the present situation.
