Nobody says that stocks are for gamblers. But not everyone considers these "appreciations" as the norm either. Look at longer periods, then the average return will probably be more realistic. And since Gamestop, it should be clear to everyone that we might actually be dealing more with a house of cards than some think in the financial blogs.

I share all the concerns. In my opinion, you cannot afford such a project. Too little income. Presumably, the equity also came about through gifts already received from your parents?

But actually, one statement is enough:



So why all the text and comments on the topic with income, expenses, stock gambling, or whatever... at the end of the day, it reads as if you are going to get the house gifted by mom and dad anyway.

So in that sense: Yolo and buy.

You are in your early and mid-30s and let Mom and Dad finance you? What went wrong in your life that you don’t even pay your insurance yourself?
Without Mom’s and Dad’s help, the house probably wouldn’t work out either, but at least that would be consistent.

Don’t you want to have the feeling sometime that you achieved something on your own? At 34...

I wonder too, what's the point of the long post when soon half a million to a whole million of apparently already secured inheritance will come in. Perhaps someone just wanted to hear how clever their investment strategy is?

I would recommend:
Convince parents to gift 400k immediately, then the tax exemption threshold will be better utilized. Then take out at least 600k in loans, as much debt capital as the bank max allows.
List the granny flat with exorbitant rent, which will then be paid by social housing tenants with exception clause xy without rent cap from the state nonetheless without default risk.
Then widely distribute free capital across knockout certificates, P2P loans, high-yield foreign currency bonds, and startup stocks.
After three years, once the invested capital has doubled, sell the semi-detached house with at least 20% value increase, inherit the land, pay the inheritance tax from the mortgage, and build a proper representative single-family house on it.

Well, the problem is that it’s not clear when and how much inheritance will come.

It’s similar for us and must be the case for many others whose parents have at least a little something.
My parents and parents-in-law each own a large house with a large plot of land, and over the last 20 years, it has basically become part of the Munich metropolitan area and is therefore very valuable.
Of course, there are also considerations about passing on parts of the assets beforehand to save inheritance taxes someday.

But at this point in time, we can’t and don’t want to rely on when my/their parents will transfer how much to us in advance.
If they suddenly decide to sell their house and go on a world trip with the money, that has to be okay, too.
So ultimately, you have to plan so that you manage it on your own first. Still, with this background, you can take more risks than someone without this background.

I would first make appointments with banks and see what kind of loan they offer you.
After that, you can still consider how much equity you want to put in.

Regarding the rate, €1500 plus special repayments should fit quite well.
