House planning for 3 generations

Unfortunately, you give us lots of measurements but do not provide a dimensioned floor plan.

And in general, your knee wall problem is not solved. What speaks against execution as a full floor? There is enough ground floor area available, isn’t there? Or what exactly is the regulation in the development plan?

There are still some quirks in the planning – in my opinion, for example the bathroom in the senior apartment... 2 accesses are really impractical if the bathroom also serves as a guest WC. Huge hallway, but hardly any freedom of movement in the bedroom. Even if your parents are still fit now, if you build such a retirement apartment, you should think 10 to 20 years ahead. A walker might be necessary or something similar.

I have already mentioned the granny flat, which I find completely misplanned. I would take that area, first design the ideal granny flat, and then check if there is a possibility to also open the granny flat into the main house as an interim solution for the son. If not, the son will have to go around outside.

Just quickly, because the headline interested me, but I found chaos in it:

- "Anteroom" bedroom without window (and without/little sense)
- Wastewater bathroom 2 problematic.
- The area for the 3rd generation is not separated functionally.
- Traffic area for a highway, or two.
- Price estimate unrealistically low.
- Share of EL unrealistically high, unless you do everything yourself.
- Cloakroom and SK are almost unusable.
Does the huge house also get a basement and/or a garage?
- If you hadn’t said otherwise, I would have said: own creation, no architect.

Positive: The bungalow for the first generation seems good to me, except for the fact that I would plan that part absolutely barrier-free with the smallest changes.

I will be at the architect's again for half a day tomorrow. Then I will have them give me a scaled drawing. There is no development plan, but the requirement that it must fit into the streetscape. And therefore it is a maximum of 1.5 stories. The preliminary building inquiry has already been approved. The extension for grandma is even planned to be disability-friendly, with extra-wide doors. And the architect definitely knows what he's doing. In the area there are a few senior residences that he has designed. Well, with a terraced house from a developer, everyone was raving about the floor plan, but I was the only one who thought it was totally poorly planned (and I was right, with what I had said before, it really bothered the people after moving in :-)). You are welcome to come and have a look when the time comes.

What do you expect here in this thread? Do you want absolution from the forum for your perfect plan? And why do you keep harping on about some ominous row houses or prefabricated houses from developers? Do you think your house is the only custom-designed one in this forum? And what is so bad about a developer? There are also many good people there with experience, innovation, and creative thinking... If you can't handle criticism of your plan, then you shouldn't post something like this here. I also had to take a lot of criticism, but it was worth it! Unfortunately, I find your answers quite presumptuous and condescending, sorry, but for me, that is no basis for discussion.

There are only 1-story or 2-story. But I think I can guess what you mean by 1.5 stories. With a knee wall height of 1.80, however, you are quite clearly at 2 stories with this floor plan.

The forum is not about taste, but about functionality.
Only your taste can be found in this design.
We are not criticizing your taste, but giving you the hint that it is more functional otherwise.
This also applies to a staircase, and surely your taste is more likely to be found in the wood and color than what is called functionality here.
A pantry where two people can get something out together is more practical than a hallway.
And a cloakroom closet where you don't have to constantly look from left to right like in a tennis match, every time opening a sliding door all the way, also becomes tedious. Well then, it is your house, so you can also pay for the mistakes.

And again the note: doors one meter wide do not make living space accessible for disabled people, that requires more. It is called barrier-free, which should work great for a spry grandma possibly with a cane.

By the way: row houses are planned differently by the BT or architect than single-family houses. Usually it is more about cost-effectiveness. And of course, being economical with living space. Objectivity does not seem to be quite your thing ;)
