Thank you for your answers! We had already feared that, but then we have to come up with something nice with a base slab.

The storage space in the basement would have been really nice, but maybe one could build a large garage onto the house, with an extra room where the utility room is also located?

Again about the eaves height. Assuming we build a house (1 1/2 stories) with a knee wall of 1.3 m. How high may the house then stand above the street edge? How high is a normal story calculated? 3 m? Then the house may begin 0.7 m above the street edge? Is this calculation correct?

Yes, I had looked at the Geoportal Hessen. However, the information there is rounded to meters and I don’t know how reliable the values are.

That depends on how you measure the knee wall. The height reference point according to the development plan is the intersection of the outer edge of the masonry with the roof covering, i.e., including the roof structure, which the knee wall height generally does not take into account.

In your BürgerGIS, the heights are displayed with decimeter resolution. I haven’t quickly found any information regarding the actual accuracy. But it should be sufficient for an initial plan. Alternatively, I suggest a laser level, hose level, leveling device from the hardware store or construction equipment rental. Or ring the neighbor’s doorbell. They surely have a site plan with heights from their building permit.

Could you explain that to me a bit more precisely? I don't quite understand how the eaves height is calculated. That would be really kind!

I did not find the story height of this particular model on its product page. Apart from the fact that dimensions in the house would shift accordingly – mainly relevant for head height on the stairs, in the shower, or at the toilet – the default knee wall height of the 38° DN variant of 1.30 m should certainly be adjustable (it is less advisable to vary the pitch from the standard model). If it turns out that the house would fit, for example, with a 1.10 m knee wall, it is therefore not immediately “dead.” However, I do not know what the additional cost would be.

Unfortunately, I cannot understand the panic.

Assuming 5m distance to the street and a uniform slope as specified, 10m house depth:
Up to 5m you lose 0.375m in height, there you add 0.35m so that the back rooms do not disappear into the ground. Let's round up to 0.75m. Then according to my calculation:
5m - 0.75 = 4.25m - 2.90m story height (30cm floor slab + 2.60m ceiling height) = 1.35m knee wall. That is a very good standard for 1.5-story houses! You can comfortably place a bed under the slope there.

Did I overlook something or why are the 5m so dramatic?
