The house entries and the installation of the house connections are not included; the utilities (increasingly: excluding gas) are only laid in the street.

These are the costs from your electricity and water suppliers to your house.

Yes, much is included in your house. 90% like with other companies. Some things read as extras, but they are not, some are actually more than an average specification provides, for that you likely pay a bit more as well.
However, there will still be enough that arises during the house construction and is not listed here. The catch, as is well known, is in the details.
30€/sqm tiles is not exactly something that fits with the rest.

Basement made of Ytong? Would spontaneously give me stomach aches

Thank you for your answers! Then we already have information about the house connections. Then we will try to calculate all the additional construction costs a bit more precisely. Why would that give you a stomach ache? Since we will most likely build without a basement, that point would be irrelevant anyway.

Because aerated concrete can absorb water really well. The waterproofing to the ground must therefore be really good, otherwise there will probably be problems. But if you don’t want a basement anyway, it doesn’t matter

Very good. However, the common construction companies are not always the most creative and capable when it comes to slopes.

the construction container is missing from the list.

not many construction companies include this, but it is an additional service provided on site, which is then performed by the earthworks company.

is standard. Often has an extra charge depending on the geotechnical report.

Ytong is not the best building material... already mentioned it

this often results in additional costs due to mineral plaster or fungicides etc.

Interior walls as drywall are inexpensive. It's not everyone’s thing. At least they are double plastered.

this is usually not enough. Special electrical items like toggle switches, outdoor lighting, LAN, SAT are not included either.

who wants beech? What is noble about it?

for me standard... many want more performance in terms of security

What about, for example, an outdoor water tap? And as already said: 30€ tiles can be right, but can also not be.
The installation is definitely the laying of standard formats. From 30/60 upwards, you often pay high extra charges for the tiler.

I would also recommend split level. Although I don't have the layout in mind with the eaves specification, for me it looks like the only comfortable option. SL is somewhat more expensive than standard, but cheaper than a basement. And you get the optimum with a touch of individuality for the money invested.
I think the zoning through SL is great. You can create areas and islands through the location of the stairs that come closer to the needs of a family than a standard house. So you can separate the parents. The children also have their own area, which of course does not have to be far from the parents.
I believe that with the plot you are in good hands with an ambitious architect.
