House construction in the second row with existing old building

The parents (?) also have a very nicely landscaped garden at their house. I can well imagine that they don’t want to give up their "Krimskrams" garage. Have you actually prepared them for the fact that at least the construction vehicles will have to go right through their garden? A demolition and (smaller) new construction of the garage, possibly together with a storage room for you directly at the house, should certainly be considered as an option.

I would also definitely not go for a very elongated house with all the associated restrictions in the floor plan (so rather 8x10m than 7x11m). To the south, you have fields and even with less distance from the boundary to the house, you initially have "unobstructed" southern sun. The field is quite large, and to build on it would first require a new access road (or is the planning of a new development area there already known).

: Thanks, you understood our "distress," because actually we don't want to demolish something for about €5,000 and then rebuild it again for €10,000. The thing with the construction vehicles etc. is known but hopefully should only relate to the area north of the garages, as the heavy machinery for cellar excavation etc. can/should approach the site across the field from the south. That's why we limited the maximum floor plan width from 11m to 8m; the problem here is unfortunately the required setback distance on the south side. But our wishes are difficult for me to represent on this house width. The field adjacent to the south will not be developed etc., because then it would of course be much easier as it is also our property.

Do I understand correctly that the field is your property? Then a transfer of setback areas should be relatively unproblematic, right?

That is correct, but after consultation with the district office, it is unfortunately not possible to take over setback areas and a distance of 3m to the boundary in the south must be strictly maintained. Roughly speaking, the 3 meters from the ("gray line"/fence) towards the north are unfortunately fixed.

Let's examine together to what extent this junk garage could be integrated into a residential building after conversion – I am currently having a déjà vu with and by , where an existing outbuilding also disturbed the plan as a black box and was ultimately supposed to be used as a laundry room and study, which I did not consider the best possible solution.

What is the living room on the upper floor for? If there are only three of you, the office fits on the upper floor and leaves space downstairs for a spacious common room. We also have an 8 m wide house with the entrance on the narrow side. That works.
