House construction: Dream of a house affordable?

Ok, I will rename the garage to buffer this evening. The outdoor facilities were calculated at €20,000... or is that not enough for a simple outdoor facility?

The child is supposed to go to daycare at 2.5 years and to kindergarten at 3. Furthermore, we want to clarify with my wife's employer whether home office would be possible. It would then require about 2-3 hours of work daily to reach the parental allowance level.

Could you perhaps give me an assessment on this? Do you need any further information for this?

Regarding Baukindergeld... can I note this under buffer? Is it certain? I just filled out the preliminary check on the KfW website. Answer: You can probably receive the Baukindergeld.
But I would have to meet all the criteria, right?

Whether and how the own contribution can be priced in depends on how you build. If it is done through an architect with individual contracts, then you can price the item yourself accordingly. With the general contractor, you have to negotiate the corresponding price reduction, provided they even allow it.

You need to hurry with the Baukindergeld. You still need the building permit this year.

You now obviously need concrete offers for the house quickly.

Do you already have the plot secured?

I would leave the window installation to the professionals. If you really work hard cutting slots and laying everything so that it only needs to be connected, you’re looking at roughly 5,000€. Then things like flooring and painting around 10,000€, and outdoor facilities roughly another 5,000€ if you pitch in properly. I don’t think you need to budget more than 20,000€ here. However, when building with a general contractor (GU), the electrical work becomes very critical; you need to find someone who is willing to do it and also provide a warranty for it.

For the Baukindergeld, I believe the building permit must be obtained by 31.12.2020. That might already be tight.

I think it will come down to an architect. My wife knows that little game with the discount from her work. The windows/doors were always calculated out so cheaply by the general contractor that it wasn’t worth writing an offer for them.

Oh dear... this year... can that even still work out? After all, officials are involved.
Be that as it may... if it works, it will be included as a buffer. For now, I’ll just leave it out.

We don’t have the plot yet. Here, we would have to follow up to see if the plot is still for sale. And if so, whether the price is still the same.

Attached is a plan we once received. At a quick glance, however, I notice that we don’t need the guest room including WC in the basement. Maybe then a partial basement would work?!

The window installation will be done under professional guidance/with the help of my father-in-law. He was self-employed in this field until 4 years ago and still works at the company to which he sold his business, where my wife also works now. I am still hoping for a bit of networking advantage, as he gets along very well with the senior boss and they also build houses using timber frame construction. However, the plan is not from them.

But that would be the next step, since I first wanted to review our finances.
