House construction: Dream of a house affordable?

The house won't work with your calculation in the first post in my opinion.

Leave out the basement and build only UG + DG, leave out the garage - only a wooden shed. Then I see light on the horizon.

An architect is always recommended for a sloping plot, as most catalog houses were designed for flat countryside.

But definitely make one or two appointments with a general contractor to get a feel for the price structure.

What about the basement? If I picked this up correctly here in the forum, then a building project on this plot without a basement makes no/little sense, since the earthworks have to be done anyway. Is that correct?

Basement yes/no depends on the slope of the hill, at least as far as the economic consideration is concerned. @11ant has a rule of thumb for that.

The statement "since the earthworks have to be done anyway" is a bit simplified. By the way, I do not see any contour lines in the plan excerpt (?), so I cannot follow the plot-related statement. All the more clearly I see that the development plan has a different opinion on the ridge direction – and also on the building windows, by the way. Otherwise, a nice house plan, a bit 80s style.

We don’t have the plot yet. We would have to check if the plot is still for sale. And if yes, whether the price is still the same.

Then we’ll talk later – best in the floor plan section, because if hadn’t called me, at least I wouldn’t have wandered into a financing thread, and probably several other floor plan discussants wouldn’t have either.

There are no development reserves in land-use plans.
