We had also already noticed the issue with the ridge direction. But we wanted to clarify the finances first before proceeding.
This is the only plan I could find on our municipal website.

Information according to BayernAtlas (if it can be used!?): 2m height difference from the street to the back of the property... measured at 4 points



As already mentioned, I wanted to first outline the finances. One thing then led to another here.

I take away/summarize...

- obtain several offers and check whether the construction costs fit
- 1,200 euro installment feasible with planned construction costs
- clarify whether the property is still available
- hurry because of Baukindergeld (child benefit for building)

That is only possible with qualified plans (also regarding the equipment). Or vice versa: name a budget and be shown what kind of houses are available for that. But comparing apples and oranges is time-consuming. This way, one could only determine if for that money there are exclusively too small houses.

The budget is known -> #1 Would now be the question whether you can get a house on this plot for the money.

What would be your suggestion for further action?

For the mentioned budget, you will always get a house, probably just not as large and elaborate (Versprünge) as you imagine. Please initially calculate conservatively with 2000€/m². And don't forget the 30,000€ architect's fee! With these two points alone, you are already massively over budget. If it turns out to be cheaper, you are lucky or well planned, but at this point in time, it's better to assume higher prices.

As I just said: 1. Name a budget and see what you would get for it. The results already make you smarter, merely comparing them among each other would be more effort than benefit. 2. If a result "basically fits," then wait for the plot, develop a house, and then request price quotes again. However, I put a question mark behind ... ... because only with a specific plot (including knowledge about its soil conditions) can it first be quantified how much budget remains for the actual house construction.
