House construction: Dream of a house affordable?

An architect is always recommended for a sloped plot, since most houses from catalogs are designed for flat land. But definitely schedule one or two appointments with a general contractor to get a feel for the price structure.
Whether to have a basement or not depends on the slope, at least in terms of economic considerations. has a rule of thumb for that.
If you have more detailed information about the plot, please share it with us. Then we can also make more precise predictions. Quite a few forum members here have also built houses on slopes.

The kindergarten costs including food and drink are already in the Excel.

A car no longer needs to be purchased either. Last year, when I didn't yet have a company car, we bought a nearly new car for the offspring. Here, one could also downsize, since two station wagons are not needed. Or simply keep driving it until it breaks down, since the company car is mainly used and the car was paid for in cash.

We are aware that it would be advantageous if my wife works at least a little alongside between the end of Elterngeld Plus and kindergarten to at least maintain the current household net income. Whether that works, of course, is another matter. In an emergency, the fallback plan would apply until my wife works part-time.

The Bavarian family allowance (250€/month), which is given from the 13th to the 36th month, we want to save completely. This is not yet included in the equity.

No no, with a childcare gap the income drops to 3,400€ after the parental allowance ends. Correction: 3,650 including Bavarian family allowance.

€20,000 were budgeted for a garage. If there is a double garage for that, okay... if not, then just a single garage with/without a shed.



If it stays at €4,000, then the €1,200 rate would be doable. It would just postpone an increase of the rate.



About half of the equity was saved by ourselves. Additionally, we still hold €20,000 equity in reserve, which is not included in the financing and is intended as an emergency fund.

Right...that's why an Excel sheet also serves as an emergency plan. Of course, the 300€ vacation savings rate, the ETF savings plan, and the monthly reserves would have to be reduced here.

Honestly, the garage is your "buffer" in case something else turns out to be more expensive than budgeted. Finish everything inside first, and then you can see if there is any money left - that will first go into (rudimentary) outdoor facilities and then into a shelter for the car.
You need your 20k€ reserve for the kitchen and the many little things that add up in the end... mailbox, doorbell, lighting...

I also view the time without parental allowance and childcare critically – from when is the child supposed to be cared for? Is there already a plan for that?
