If possible, fully basemented.... Exact costs for the basement are not specified. So I assume it is planned but not included in the price. Otherwise, the €50k you mentioned would not be enough.

Well then you assume that, I assume that this is a typical case of "I want a basement but have no idea what it costs." By the way, the 50k only refers to the earthworks. Depending on the terrain, that can be enough.

Yes, but then you still have costs of about €2,000 / sqm for the residential basement. At 90 sqm, that's another €180,000. But 180 sqm of living space + 90 sqm of residential basement cannot be included in the €540,000 house costs :cool: The area is not among the cheap ones, as you can see from the land price. The construction accordingly will also not cost €2,000 / sqm.

For HN, the plot is surprisingly "affordable". Can you say something more about the plot? Sloping location or flat?
Since your kitchen is going to be very expensive, I assume that your overall equipment will be rather high-quality. At the moment, the house seems priced too low to me.

On the other hand, I don't read anything about a basement living area.
But anyway: you are, as always, right. :)
(Selective reading: I wrote that I would go for at least €600,000 for the house).

Like my predecessors, I think that the costs are never enough. But otherwise, if you can no longer afford a home with 7k or 9k+, then I don’t know either. I would just build immediately because it probably won’t get any cheaper and you benefit longer from beautiful living. We are building a comparable house with 5.5k net, still without children, and that works too. However, with a 10k kitchen and not 45k...
